32 VILLAS: DETACHED, SEMI-DETACHED AND TERRACED

FOUNDATIONS
Retaining walls on the ground and foundation "shoes" of reinforced concrete.
Waterproofing around the retaining walls
STRUCTURE
Earthquake-resistant structure of reinforced concrete built up in one direction complying with the rigorous EHE, EFHE, NCSE-94 standard.
Staircases mounted on solid slabs of reinforced concrete with steps of concrete for rear-mounted lining.
CONSTRUCTION
In the plinth that corresponds with the house base, the closure of the facade was formed by an outside pane of stonework of half a foot of thickness; made of high quality sandy-coloured brick of 25*12*5 cm. and reinforced on the interior chamber; insulation with panes of expanded polystyrene doubled with partition of double-gap brick.
In the rest of the villa, the closure of the façade was formed by an outside pane of stonework of half a foot of thickness; made of triple-gap sandy-coloured brick with cream-coloured stony lining and reinforced on the interior chamber; insulation with panes of expanded polystyrene doubled with partition of double-gap brick.
In the case of the semi-detached and terraced homes, separation will be with double partition made of brick and complying fully with regulation NBE-CA-88 relating to acoustic insulation.
False ceiling of even plaster in staircase landings, bathrooms, kitchens, hallways and galleries of the villas – registered where the air conditioning equipment is placed.
ROOFS
Traditionally-tiled roof, ventilated, with board on and with thermal insulation.
FLOORING AND TILES
The general paving will be marble (cream ivory or similar) as well as the floor and the skirting board of the bathrooms. These will be finished with polished sheen, with baseboard of 7cm. made from the same material.
There will be non-slip pavement outside the villas.
OUTSIDE CARPENTRY
Varnished white aluminium metallic carpentry with single-block drawer and moulded PVC blinds. On top there is double glazing with a "Climalit-type" dry chamber.
INTERNAL CARPENTRY
Reinforced front door to each home, with anti-pull hinges, panoramic spyhole, security lock and brass doorknob.
Passageway doors finished in oak and polished, joined caps finished in oak with brass bolts, brass handles.
Sliding-glass living-room and kitchen doors, with a similar finish to the passageway doors.
Built-in cupboards with front facades finished in oak.
DRAINAGE NETWORK
Drainpipes and rigid PVC collectors precisely measured and set up, with elbows reinforced at the joins. Adequate drainage from the terraces.
PLUMBING AND GAS
Fittings for hot and cold water with copper piping in compliance with regulations. Supply from the general network with individual meters, all with switches in the airing cupboard; block key in all bathroom fittings, washing machine and dishwasher sockets; also a point for heater connection and an outside water point.
Installation of natural gas for cooking plates and a heater with copper piping. Supply from the general network, centralised meters, with individual source points for each villa and with cut-off keys for each piece of equipment.
HEATING INSTALLATION AND AIR CONDITIONING
Heating installation through radiators with copper piping in compliance with regulations. Pre-installation of air conditioning.
BATHROOM FITTINGS
White enamel bathtubs with anti-slip floors.
White vitrified porcelain sanitary fittings, top of the range from Roca or similar.
Mixer taps.
KITCHEN FURNITURE AND ELECTRICAL ITEMS.
Kitchen fittings with granite worktops.
Stainless steel kitchen sink with mixer taps.
Electric oven, gas cooking plates and extractor hood.
Sanitary gas-powered hot water and heating boiler.
ELECTRIC INSTALLATIONS
Earth socket fittings in a perimeter ring with copper wiring and connected to the building framework.
Electrical installation in villas in compliance with the Official Low Voltage Regulation.
Built-in protection area in the villa with cover. Three TV points and three telephone points per residence. Light points on terraces.
Telecoms fittings in compliance with norms.
Internal telephone system to control entry at the gate to the plot.
Basic electric installation in basements (plug, switch and light point).
PAINTWORK
In villas there will be fine laminated material in both vertical and horizontal cloths.
